Dear Friend,

True Story. 🌿(Imagine that’s a picture of weed).

Several years ago, my phone thought I constantly needed drugs. It happened nearly. every. day.

Quick frame of reference just to provide backdrop in case some of you do not know our location… my office building is located just between Greensburg and Latrobe along Route 30, on Frye Farm Road.

And…

just across the street from my office is a medical marijuana dispensary.

Ok, picture this…I’m at my home.

Getting ready to leave for the office each morning…

I would start backing out of the garage… and then

I’d get a notification flash up on my phone screen:

“You are 10 mins from the Rise Dispensary”.

This went on for probably 2 years.

My memory is a little “foggy” of the exact dates. 😭

I’d just shake my head. Think to myself…I’m simply heading to work, yet my phone thinks every day I needed to go to a marijuana dispensary.

My phone surely thought I had some serious issues.

The Lesson is This:

Technology…when it’s great, it’s great!

And when it’s not, it can leave you ultra-frustrated.

Take Zillow for example.

Most people at one time or another have checked out the Zestimate to see what their home is worth.

However, there are some huge problems with this:

  • Pennsylvania doesn’t have a standard for how square footages are calculated for real estate listings, so that’s all jacked up.

  • The more unique your home, the further your homes value could differ, for better or worse.

  • It doesn’t know the 5 acres you own may look like the side of Mount Washington. And

  • It doesn’t know you just dropped some cashola on a new kitchen.

You have several ways to solve this problem:

1) You can hire a licensed appraiser.

2) You can pay for a Broker’s Price Opinion. Or

3) You can ask a licensed agent or broker for a Comparative Market Analysis… oftentimes these are complementary as a gesture of good will to win future business. Note: These are NOT the same as appraisals.

Please do not go into gunfight with a knife.

It’s absolutely vital that you don’t just rely on technology to spit out a number, but rely on proven historical sales to provide a better picture of a possible sales range.
